Whether in town for a wedding or reunion, on a getaway, or here to visit the area’s many attractions and wineries, you are bound to love Waterperry for its beauty and ultra-luxe accommodations. You can also enjoy the tennis court and hiking trails, the heated pool, and, best of all, the pure relaxation available to you there. Arriving at the Farmhouse one is struck by its lovely and exciting setting, The best view on the property is there– the Blue Ridge Mountains– enjoyed from the comfort of the long front porch. The house sits at the end of a bucolic hayfield and is reached via the estate’s tree-lined drive, past the Carriage House and pool house. A 25-acre woods runs parallel to the field with several walking/hiking trails. Sitting around the large gas firepit provides the same fabulous Blue Ridge view. You may pinch yourselves.  

Indoors, with its five bedrooms, fully-equipped kitchen, and a second dining area on a screened-in porch, the Farmhouse is the ideal accommodation for a family or group of friends; there is plenty of common space yet it is still designed for luxurious privacy and comfort. The beds are sumptuous, the showers are over-sized, the decor is gorgeous– Country French and chic– with original art and generously-appointed details everywhere. Arrange for a personal chef, private winery tour, yoga instruction at the farm, or an exclusive tour of Jefferson’s Monticello to complete your experience.

Waterperry guests have full access to the property, including the two ponds (fishing rods and row boat available), the sixty-inch firepit, and the fabulous pool house with its fireplace, outdoor kitchen, and pool. Please note: the Farmhouse can be rented alone (two night minimum) or in conjunction with the Carriage House, but to ensure our guests’ total privacy, there is only one group booked at Waterperry at a time. The owner’s home is also on the property but each dwelling is very private and you will feel like you are in your own world.

All guests of Stay Charlottesville receive exclusive access to Common House during their stay. Common House is a local membership based social club that offers a unique place to work, dine, and engage. There is a co-work space available during weekdays, a full service restaurant offering breakfast, lunch and dinner, as well as a roof-top terrace with great views of Charlottesville.

Additional note: The pool, pool house, and tennis court are available from 7am-7pm daily. The pool is heated and open from mid-April through Thanksgiving. Too many features to list, but here goes! The gardens are spectacular, could take very long walks on the property itself without leaving (1.5 mile loops), the Farmhouse was cozy and high end with everything we needed to cook, the pool and pool house were very chic and comfortable, great clay tennis court, more perfect little outdoor settings to sit and contemplate the beauty than we could possibly take advantage of in one week. Ping pong, hammocks, croquet, cards, games.... this place had it all. We would love to come stay in the Carriage House - architecturally so cool. And of course, the family favorite - the fishing! My daughter learned to fly fish there - memory for a lifetime. Great Wifi which was key as spotty cell service in the area.

We used the Farmhouse as a two day retreat for our 6 coworkers. We enjoyed the beautiful fall views, went fishing, played tennis, hiked through the woods, and 3/6 were brave enough to take a dip in the heated pool (last week of October). We brought food for dinner one night, breakfast and lunch (at the pool house), but the 2nd night we had Tom Whitehead as our personal chef (highly recommended - beef tenderloin and chocolate pie). It was hard to return to work the next day, as Waterperry Farm made for a very relaxing retreat.
